IMARU Property — build, care, invest

Build

Seeing potential. Creating value.

We're drawn to property that needs investment — from modernisation to extensive back-to-brick refurbishment.

01 · The opportunity

We like property that needs work.

The dated house. The neglected building. The property that hasn't seen meaningful investment for years.

These properties aren't automatically good investments. Refurbishment carries cost, uncertainty and risk. But where the fundamentals work, we're comfortable looking beyond a property's current condition and considering what it could become.

More than cosmetic

Back to brick when it needs it.

Some projects need considerably more than a new kitchen and a coat of paint. We've undertaken comprehensive renovations involving new electrical systems, heating, plasterwork, kitchens, bathrooms, flooring and finishes.

Older buildings don't always reveal their problems during a viewing. Contingency, practical decision-making and close project management matter.

02 · From opportunity to outcome

Find. Assess. Build. Decide.

01

Find

Agents, auctions, relationships, direct approaches and the wider market.

02

Assess

Works, costs, finance, end value, exit and enough margin for the unexpected.

03

Build

Coordinate trades, monitor costs and adapt when the building has other ideas.

04

Decide

Reassess the finished property and decide whether retaining or selling is the better use of capital.

The strategy

Some we keep. Some we sell. Every property has its own strategy.

Where a refurbished property provides a strong long-term investment and fits our portfolio, we're happy to retain it. Where selling makes greater commercial sense, we'll realise the value created and recycle the capital into future opportunities.

04 · What's next

Building on experience. Increasing our ambition.

Every refurbishment adds to our experience — buildings, costs, trades, project management and where value can genuinely be created.

Our aim is to apply that accumulated experience to larger refurbishment and development opportunities as IMARU Property continues to grow.

A property with potential?

We're particularly interested in tired, empty and refurbishment-led opportunities.
