IMARU Property Ltd is the controller of personal information covered by this notice. We are registered in England and Wales under company number 16920538 and registered with the Information Commissioner's Office under registration ZC123626.

What this notice covers
This notice applies to visitors to imaru.co.uk and people who make an enquiry through the website or contact us using the details published on it. It does not cover the separate personal information we process in relation to our tenants, for which we maintain separate privacy information.
Information we collect
If you contact us, we may collect your name, email address, telephone number, property postcode or area, the reason for your enquiry, the contents of your message and any other information you choose to provide. We also receive normal technical information needed to operate and secure the website.
If you consent to analytics, Google Analytics 4 may collect information about how you use the website, such as pages viewed, approximate location derived from IP address, device and browser information, referral source and interactions with the site. We use this to understand how the website is used and improve it.
Why we use your information
We use enquiry information to read and respond to your message, assess property or investment opportunities you put to us, keep a record of relevant conversations and take steps you ask us to take before potentially entering into a business relationship. Depending on the nature of the enquiry, our lawful basis will normally be taking steps at your request before entering into a contract or our legitimate interests in responding to genuine business enquiries and managing our business.
We use optional analytics to understand website performance and usage. Google Analytics is only activated after you choose to accept analytics cookies. Where consent is required, consent is our basis for using those technologies and you can withdraw it at any time through Cookie settings.
Who we share information with
We do not sell your personal information. We use service providers where necessary to run our business. The website is hosted by Vercel. Enquiries submitted through the contact form are processed server-side and sent using Mailgun, then delivered to our Google Workspace mailbox. If an enquiry develops into a transaction or ongoing business relationship, relevant information may also be recorded in systems we use to manage our property and financial administration, including COHO and Xero, where appropriate.
We may also disclose information where required by law, to professional advisers where necessary, or to protect our legal rights.
International transfers
Some technology providers we use, including Google, Vercel and Mailgun, may process information outside the UK. Where personal information is transferred internationally, we rely on the safeguards provided by the relevant supplier and applicable UK data protection law.
How long we keep information
We keep website enquiries only for as long as reasonably necessary for the purpose for which they were received. As a general guide, enquiries that do not develop into a transaction or ongoing relationship will normally be deleted or reviewed for deletion within 24 months of the last meaningful contact. Information connected with a transaction, contract, dispute, accounting record or legal obligation may need to be kept for longer.
Analytics information is retained in accordance with our Google Analytics settings and Google's applicable retention controls. We periodically review our retention arrangements.
Your rights
Depending on the circumstances, UK data protection law gives you rights over your personal information. These may include the right to access it, correct inaccurate information, ask for deletion or restriction, object to certain processing and, where processing is based on consent, withdraw that consent.

Complaints
